Each appointment is agreed in writing, with a clear scope, deliverables, limitations, timescale and fee.
Up to two hours on site to review the information available, discuss your objectives, budget, programme and risks, and identify the most useful next steps. A concise written summary follows by email.

Deducted from a Full Pre-Construction Review if instructed within 30 days.
Review of drawings, quotations and project information before significant money is committed. Identifies apparent gaps, risks and practical actions before work starts.

A periodic visual review of progress, workmanship and apparent risks at an agreed stage, followed by a concise written report.

About Stead
Stead is led by Matthew Gardiner, Founder & Principal Consultant, bringing 27 years of practical building, renovation and project-delivery experience to residential construction projects.
The role is straightforward: help you understand what is happening, keep important risks and decisions visible, and give an honest practical view before problems become more expensive or disruptive.
How it works
We discuss your objectives, concerns, budget, programme and existing project team.
You receive a written proposal setting out the scope, deliverables, limitations, timescale and fee.
Stead reviews the agreed information or visible site position, keeping within the defined advisory role.
Material observations, risks and recommended actions are recorded clearly so decisions are not delayed.
A clear role
Stead provides periodic, practical client-side advice. It does not provide architectural or engineering design, legal advice, Building Control approval or continuous site supervision. The appointed contractor and specialists remain responsible for their own work and duties.
